The team is responsible for the management of all built structures within a large diverse portfolio. If you enjoy working collaboratively with a team of experienced and likeminded property professionals, then this role is for you.About you and your roleIn this role, you'll be responsible for managing a large diverse property portfolio. This is an exciting technical property role and not for the faint hearted, with no two days the same. Our portfolio is challenging with diverse properties in various conditions, with many in isolated and rural areas. A love for travel is a must, as you'll be regularly travelling nationwide to inspect our properties and determine what to do with them.You'll have a deep understanding of property management principles and the property lifecycle to be able to provide strategic property development advice, as we work through the portfolio. You'll be able to collaborate well with contractors, vendors, and service providers to ensure quality services and cost-effective solutions.You'll be a natural relationship-builder, relating to and communicating well with people from all backgrounds and all walks of life, whether resolving day-to-day tenancy matters, or working with iwi on Treaty Settlement properties. You will also need to demonstrate strong field experience and confidence and composure on-site while working with customers.We are looking for streetwise technical property experts who thrive under pressure.Minimum Requirements:10+ years relevant experience working as a Development Manager or Senior Property Manager – residential and non-residential (a national context is advantageous, but not essential).Valid unrestricted New Zealand License.Advanced level of confidence undertaking complex site inspections, identifying risks and communicating with a wide variety of stakeholders to ensure compliance with safety standards, lease agreements, and maintenance requirements.Strong understanding of both commercial and residential property management principles, leasing arrangements, facilities management, notices, enforcement etc.Experience in facilities management with the ability to easily provide sound strategic property advice and scope projects and maintenance.Ability to undertake detailed financial analysis and scenario modelling.Excellent communication skills (verbal and written).Strong problem-solving and decision-making skills with a knack for de-escalation and conflict resolution.Able to work with collaboration and agility.Sound understanding of the principles of the Treaty of Waitangi in relation to property.A valid unrestricted New Zealand Driver's License.Preferred, but not essential:A relevant qualification in property or related field such as engineering, architecture, urban planning, law, construction or building.The expected appointing range for this role is between $120,000 to $140,000 per annum.Interesting work which impacts Aotearoa as we care for whenua, moana and arawai.Eye & ear care reimbursements.Reduced Health Insurance Premiums.Diverse groups and networks.If eligible for paid parental leave, you will be entitled to a top-up payment for the first 18 weeks of the 26 weeks.A minimum of four weeks and three days annual leave.Toitu Te Whenua plays a vital role in understanding, developing, and caring for New Zealand's whenua, moana and arawai (land, sea and waterways).
