Senior Customer Regulatory Specialist - Property/Development Manager at Land Information New Zealand, WellingtonAbout Crown PropertyThe Crown Property group is responsible for managing around 2 million hectares of Crown land and waterways across New Zealand including surplus crown assets, commercial and residential properties, pastoral leases and forestry licenses. We administer the Landbank held for Treaty Settlements, acquisitions and disposals of properties, biosecurity, and Crown Forest licenses. We provide leadership and direction for LINZ administered Crown land, looking for opportunities to maximise these assets for the benefit of New Zealanders.About your roleWe have an exciting opportunity for an experienced property manager or property development manager to join our dedicated team responsible for managing Crown Property. In this fixed term role, you'll be responsible for managing a large diverse property portfolio, and will be travelling nationwide to inspect our properties, to provide strategic technical advice on the development and management of our complex property portfolio. You will have a strong property background and have a clear understanding of the development lifecycle. You will have strong field experience and be confident on site.About your teamThis fixed term role will be providing additional specialised support during a time of increased workload and will be part of a small team who provide property management and development advice across Crown Property. You will engage internally and externally with tenants, service providers and iwi.Working collaboratively with a team of experienced and likeminded property professionals.Thrive under pressure and maintain composure.Problem-solving skills with a knack for conflict resolution.Able to work with agility.Knowledge of property management: A minimum of 5 years prior experience as a property manager or development manager with a strong grasp of leasing and facilities management. Experience in commercial and residential property management with a strong understanding of the development lifecycle.Property development and maintenance: Strong experience scoping projects and maintenance items. Collaborate with contractors, vendors, and service providers to ensure quality services and cost-effective solutions.Relationship management: Confidence on-site and able to conduct regular property inspections to ensure compliance with safety standards, lease agreements, and maintenance requirements. The ability to address tenant concerns, complaints, and requests promptly and professionally.Communication: Excellent written and verbal communication skills, and the ability to undertake detailed financial analysis and scenario modelling.Understanding of Treaty Principles: Sound understanding of the principles of the Treaty of Waitangi in relation to property.To succeed in this role, you must be able to regularly travel across Aotearoa and will need a valid New Zealand Driver's License.The salary range for this role is between $125,000 to $140,000 (full-time) per annum, for a 6 month fixed term period.You may also bring:A tertiary qualification in Property or related field such as engineering, architecture, urban planning, for example, preferred but not essential.Interesting work which impacts Aotearoa as we care for whenua, moana and arawai.Eye & ear care reimbursements.Reduced Health Insurance Premiums.Diverse groups and networks.If eligible for paid parental leave, you will be entitled to a top up payment for the first 18 weeks of the 26 weeks.A minimum of four weeks and three days annual leave.Toitu Te Whenua plays a vital role in understanding, developing, and caring for New Zealand's whenua, moana and arawai (land, sea and waterways).
