We are now seeking a Commercial Property Manager to join our close-knit, high-calibre team.
JOB SUMMARY
As a Property Manager, you will assist the Commercial Portfolio Manager with the operation of our portfolio of commercial properties (including some inner-City apartments), ensuring efficient and profitable management.

Role and Responsibilities: Your key responsibilities will include:
Tenant Relations: Build and maintain positive tenant relationships, addressing concerns and resolving issues promptly.
Lease Administration: Negotiate lease agreements, renewals, lease adjustments, rent collection, and ensuring tenants comply with lease terms.
Tenant Acquisition: Attract and retain tenants, identifying potential growth opportunities.
Property Maintenance & Repair: Coordinate maintenance, repairs, and inspections to ensure the property is in good condition and complies with safety regulations.
Property Inspections: Conduct routine inspections and maintenance assessments.
Compliance: Ensure all properties comply with relevant regulations.
Accounts: Assist with invoice processing, monthly expenses, operating expense recharges, and statement reconciliations.
Administration: Handle administrative tasks such as replenishing office supplies, sorting mail, processing weekly timesheets, managing petty cash, and maintaining accurate records.
QUALIFICATIONS & SKILLS
Minimum of 3 years' experience in property management.
Strong understanding of property laws, regulations, and leasing practices.
Familiarity with accounting principles.
Excellent communication and interpersonal skills.
Full, clean NZ Driver's Licence.
Strong negotiation and problem-solving abilities.
Attention to detail with strong time management abilities.
Experience in commercial property management is essential.
The role is for 24 hours a week with flexibility on the business days worked.
