We are now seeking a Commercial Property Manager to join our close-knit, high-calibre team.JOB SUMMARYAs a Property Manager, you will assist the Commercial Portfolio Manager with the operation of our portfolio of commercial properties (including some inner-City apartments), ensuring efficient and profitable management.If you are a dedicated and experienced property professional with excellent communication skills and a positive attitude, we encourage you to apply.Role and Responsibilities: Your key responsibilities will include:Tenant Relations: Build and maintain positive tenant relationships, addressing concerns and resolving issues promptly.Lease Administration: Negotiate lease agreements, renewals, lease adjustments, rent collection, and ensuring tenants comply with lease terms.Tenant Acquisition: Attract and retain tenants, identifying potential growth opportunities.Property Maintenance & Repair: Coordinate maintenance, repairs, and inspections to ensure the property is in good condition and complies with safety regulations.Property Inspections: Conduct routine inspections and maintenance assessments.Compliance: Ensure all properties comply with relevant regulations.Accounts: Assist with invoice processing, monthly expenses, operating expense recharges, and statement reconciliations.Administration: Handle administrative tasks such as replenishing office supplies, sorting mail, processing weekly timesheets, managing petty cash, and maintaining accurate records.QUALIFICATIONS & SKILLSMinimum of 3 years' experience in property management.Strong understanding of property laws, regulations, and leasing practices.Familiarity with accounting principles.Excellent communication and interpersonal skills.Full, clean NZ Driver's Licence.Strong negotiation and problem-solving abilities.Attention to detail with strong time management abilities.Experience in commercial property management is essential.The role is for 24 hours a week with flexibility on the business days worked.If you are an experienced property management professional eager to work with a diverse property portfolio, we would love to hear from you.
