They shape the future of urban environments with passion, integrity and a vision for a better tomorrow.About the RoleThe Commercial Manager plays a pivotal role in overseeing various financial and commercial aspects critical to our project lifecycle.
This role requires a strategic thinker with strong financial modelling expertise, project feasibility analysis skills and a proactive approach to procurement and contract management.
If you are passionate about delivering high-quality projects, and have a proven track record in managing complex stakeholder relationships, I encourage you to apply.Key Responsibilities:Collaborate with the General Manager to develop project feasibilities and manage master portfolio budgets and programmes.Oversee and report on programmes until handover.Support the formulation of Development Management Briefs (DMBs) in collaboration with Development Managers.Manage approved budgets in accordance with financial policies and systems.Identify and manage programme and project risks and issues throughout the project lifecycle.Lead procurement processes, including managing contracts and service level agreements.Monitor and report on programme effectiveness and financial performance regularly.Implement continuous improvement initiatives as agreed with the General Manager.Conduct development cost planning and value engineering exercises.Review project costs and estimate cost changes throughout the design life.Track costs and manage invoices effectively.Payments and Invoicing:Set up new vendors for invoicing and PO creation.Administer Purchase Order register for development projects and manage invoicing processes.Process monthly invoices, ensuring approvals and timely payments.Relationship Management:Coordinate with internal and external stakeholders to ensure project alignment and success.Build and maintain effective relationships with key teams and stakeholders involved in development activities.Manage relationships with external providers, vendors and agencies to support project delivery.Health, Safety & Security:Ensure compliance with requirements for each project.Implement and uphold health, safety and security policies, and procedures across all projects.The PersonI am seeking a dedicated Commercial Manager with a minimum of 8 years of experience in development or projects work, ideally coupled with a Bachelor's degree in Business Administration, Finance, Construction Management or a related field.
Proficiency in Te Reo Maori (beginner level desired) is advantageous.
The ideal candidate will demonstrate extensive Project Management experience and a proven history of fostering excellent relationships across diverse stakeholders.
Strong communication, interpersonal, facilitation and negotiation skills are essential, alongside sound commercial judgement and a deep understanding of procurement processes.
