The Senior Property Manager will be accountable for maximising value through;Maintaining high client satisfaction levels; operating with a service approach and establishinglongstandingtrustedbusiness partnerships withclientsIdentifying opportunities to drive financial performance and occupancy within each asset; working in conjunction with the allocated Facilities Manager to ensure capex programmes are managed effectively; identifying opportunities to create revenue through initiatives that have a positive impact for the portfolio and its clients.Responsibilities will include, but not limited to:Maintainstrongrelationships withclients throughregular contactand understandingtheir business environmentPrepare annual business plans for eachpropertyincludingincomeand expenditure forecasts,assetstrategies and major initiativeMonitor property expenditure for each allocated assetAssisttheHead of Auckland - Office indevelopingandimplementingstrategicinitiatives forthe portfolioWhere directedprepare due diligence informationfor prospectiveassetsaleEnsureclients complywithlease obligationsAdminister allleases toensure compliance bythe owner and clientsKeep abreast ofpropertymarkettrends andregulatoryandlegislative changes whichmightimpactthe propertymarketMaintainhighlevels of communicationandcollaborative relationships with all stakeholdersMaintaining a current and accurate tenancy scheduleAdministration of leases to ensure compliance by the owner and customersLiaising with solicitors regarding any required documentationManaging End of Month reporting requirementsEnsuring Precinct's incomes are collectedinaccordance withlease obligations and whererental arrears arise,arrears are collectedina timelymannerManage JV reporting requirements, where applicable.Here's what we need from you:5+ years property experienceA tertiary qualification is preferred but not essential if an appropriate track record in property/asset management can be demonstrated.
