Senior Property Manager - 12 Month Parental Leave CoverWe have an exciting opportunity for an experienced Senior Property Manager to provide parental leave cover.About us:Precinct is the largest owner, developer, and manager of premium commercial real estate in Auckland and Wellington. Precinct has recently advanced our living strategy through an increased ownership of multi-unit residential developments, as well as purpose-built student accommodation.Our precincts are designed with people-centric outcomes in mind, to create multi-use hubs that empower our communities to lead more connected, fulfilled, and meaningful lives.Here's what you'll be doing:The Senior Property Manager will be allocated a portfolio of assets to manage. The Senior Property Manager will be accountable for maximising value through:Maintaining high client satisfaction levels; operating with a service approach and establishing long-standing trusted business partnerships with clients.Identifying opportunities to drive financial performance and occupancy within each asset; working in conjunction with the allocated Facilities Manager to ensure capex programmes are managed effectively; identifying opportunities to create revenue through initiatives that have a positive impact for the portfolio and its clients.Responsibilities will include, but are not limited to:Maintain strong relationships with clients through regular contact and understanding their business environment.Prepare annual business plans for each property including income and expenditure forecasts, asset strategies and major initiatives.Monitor property expenditure for each allocated asset.Assist the Head of Auckland - Office in developing and implementing strategic initiatives for the portfolio.Ensure clients comply with lease obligations.Administer all leases to ensure compliance by the owner and clients.Keep abreast of property market trends and regulatory and legislative changes which might impact the property market.Maintain high levels of communication and collaborative relationships with all stakeholders.Maintain a current and accurate tenancy schedule.Administer leases to ensure compliance by the owner and customers.Liaise with solicitors regarding any required documentation.Manage End of Month reporting requirements.Ensure Precinct's incomes are collected in accordance with lease obligations and where rental arrears arise, arrears are collected in a timely manner.Manage JV reporting requirements, where applicable.Here's what we need from you:5+ years property experience.A tertiary qualification is preferred but not essential if an appropriate track record in property/asset management can be demonstrated. A strong understanding of the Property market, feasibility analysis and property investment fundamentals is essential.Excellent verbal and written communication skills.High level of initiative and collaboration.Ability to work within a team effectively.Excellent relationships and stakeholder management.Excellent time management and prioritisation.Precinct is an equal opportunity employer that is committed to diversity and inclusion in the workplace.
