As part of one of New Zealand's largest residential builder and developers, you will have access to continued support and training with great opportunities for ongoing career development.The RoleWe are on the hunt for an ambitious Residential Project Manager to assist the Construction Manager with leading the Fletcher Living Central Branch team based in Central Auckland. You will be working with a committed team of Site Managers and Assistant Site Managers to design and deliver a carefully programmed schedule of works. You will oversee multiple new-build residential projects comprising of varied and complex builds that will be a mixture of stand-alone, medium-density terraces, two-stories and even some 2 level apartments.Your responsibilities as Project Manager will be to:Assist the Construction Manager in the overall planning, management, control, and co-ordination of our on-site construction resources and processes across multiple projects.Lead the team by guiding, coaching and mentoring our Site Managers, Assistant Site Managers and Cadets and overseeing their performance.Work closely with the construction team to ensure that agreed schedules are being met, build times are tracked accurately, and projects are 100% finished for settlement as per the agreed schedule.Ensure the team are using the appropriate software (P6 & Procore) accurately and consistently and are following the Fletcher Living standard procedures (Site Manager's Playbooks).Actively demonstrate safe work processes and behaviours and ensure these are followed by all employees and contractors in their place of work.Work closely with the Design team through that process to give sound advice to ensure buildability and efficiencies are achieved when we are building onsite. You will be required to sit in on Design Review meetings through the RC and BC Process.Meet & work closely with the Contracts Manager and his team of QS's to have oversight of Cost Control of Project and understand regularly where build costs are currently at.About YouProven experience as a Project Manager in Residential Construction in New Zealand.The ability to accurately forecast project timelines for at least 50 jobs (ideally 100+ jobs) at any one time, and ensure schedules are strictly adhered to.Experience within carpentry is also desirable.Excellent organisational skills for efficient planning of sub-contractor resources to minimise delays to build times, and foresight to secure additional resource ahead of time where required.Demonstrated leadership ability and top-class communication skills in order to lead and coach the in-house team and build solid relationships with subcontractors.Experience using project management software such as Primavera P6 or MS Project.Sound knowledge of the NZ building code, MBIE guidelines and general residential construction methodologies.Project Management or other Construction-related qualification preferred.Along with a competitive salary, company vehicle, and rewarding incentive scheme, this role will see you working with a high-performing team with a clear vision and goals.
