Job Summary:
Under the direction of the Commercial Director, the Commercial Project Manager is responsible for all the administrative and commercial activities related to the project. He/she ensures that all activities are performed in compliance with STRABAG policies and procedures.
Essential Duties and Responsibilities Leadership and Strategy: Collaborate with Accounting/Finance, HR, Procurement, IT, and other departments for operational excellence on Project.Develop strategic plans with managers and the executive team for the project.Promote company values and professional standards (e.g., STRABAG's principles).Operational Management: Ensure timely completion of operations and administrative duties across departments and projects.Supervise conformity to QA guidelines, company policies, and project-specific standards.Oversee project office maintenance, IT infrastructure, and organize project-specific events.Financial Management: Manage budgets, forecasts, cash flow planning on project level.Approve online banking payments specific to the project (SPV/INC).Prepare project-specific financial statements, including monthly/yearly closures. Approve Purchase orders.Handle CRA Audits if related to Project, R&D Tax credits, and insurance administration.Create and maintain Forecasts (Excel, goAPP) for the specific project.Control project costs and revenues, including DYNAMICS database management and cash flow oversight.Manage Bookkeeping for the project, including invoice verification, accruals, and cost center management.Contract billing and payment processing with partners, suppliers, subcontractors, and authorities. Manage project cash flow and LTA Drawdowns.Invoicing to the beneficiary and Joint-Venture partners.Oversee Petty cash and credit card bookkeeping.Approved Equipment purchases and movement for intra-group rentals.Contract and Legal Management: Review and approve commercial and contractual correspondence for project-specific contracts.Lead and collaborate on claim management and negotiations with lenders, clients, and other stakeholders.Ensure compliance with insurance, bonding, and contractual obligations, including the coordination with the head office.Ensure bonding, bank guarantees, and insurance compliance for the project and subcontractors.Coordinate and provide commercial input into negotiations and assist in the preparation and administration of subcontracts and supply agreements.Procurement Management: Develop procurement strategies, policies, and procedures for project levels.Oversee procurement schedules, vendor selection, price comparisons, and contract awards. Review and manage Subcontracts and Variation Orders.Approve and monitor procurement activities for equipment, materials, and subcontracted services. Prepare and negotiate tender proposals, price comparisons, and subcontracts.Coordinate Contract and payment processing with suppliers and equipment purchases approvals.Human Resources Management: Manage local and expatriate recruitment, including job listings, interviews, hiring approvals, and personnel forecasts.Vehicle request for employees.Conduct employee performance reviews, manage confidential information, and oversee IT-related tasks in projects.Administration of internal and external documents related to employment and ending contracts. Conduct union negotiations and employee meetings specific to the project.Administration of documents related to employment contracts, including time sheet approval and disciplinary procedures.Reporting and Documentation: Prepare and submit reports to lenders, clients, and executive management, including project-specific forecasts and claims.Maintain internal reporting standards, including monthly reporting on personnel, procurement, and project progress.Execution of inventories and control of receivables.Prepare and submit ExCo Reports and BRVZ/Controlling reports for the project.Insurance and Bonding: Coordinate with headquarters for obtaining and maintaining required bank guarantees and bonds for projects.Review bonds provided by consultants and subcontractors.Monthly performance reporting, including cost analysis and accruals.Stakeholder and Relationship Management: Maintain relationships with lenders, LTAs, and key project stakeholders, including managing joint ventures.Handle Combined Dispute Board for project disputes.Collaborate with consultants and PR for project advertising and public relations.Miscellaneous Project-Specific Tasks: Support and contribute to project-specific strategic planning.Manage the sale of equipment, inventory, and the project closure process.Assist the Commercial Project Director with financial tasks and provide advisory on JV contracts and terms.Qualifications: Minimum 5 years experience working in the construction industry.Minimum 5 years relevant experience in commercial project management.Bachelor's/Master's Degree in Business Administration, Economics or Finance.Flexibility to travel within Canada.Knowledge and Skills: Experience in commercial administration and accounting, in the construction industry.Excellent communication and written skills, fluent in English both verbal and written, German is an advantage.Knowledge in MS-Office (Word, Excel, Power Point), SUN and AS400 accounting systems.Knowledge of MS Dynamics is an advantage.Ability to make critical decisions autonomously.Ability to multi-task with attention to detail.Initiative, self-motivation, dedicated and strong integrity as well as ability to work in a team environment.Superb organizational skills with a keen attention to detail.Ability to deal with confidential issues in a professional manner.Strong results-focused leadership.We Offer: STRABAG Inc. is a subsidiary of STRABAG SE, a European-based technology group for construction services.
