You will have deep knowledge and understanding of property management and up-to-date relevant legislation built over the years that you have managed a large portfolio of properties within either the public or private sector. You are a strong motivational leader and can role model how to navigate sometimes complex relationships with key stakeholders. You oversee your portfolio with a level-headed approach and always keep an eye out for service improvement opportunities.
He korero mo te turanga | The Role
This role is responsible for overseeing the social and financial performance of a designated portfolio of properties. You will closely monitor compliance with policies, ensure accurate tenancy records are maintained, and tenants are supported to successfully sustain their tenancies. You will foster a supportive team culture and provide each member with coaching and support to further their professional development.
What you will need to have:
Tertiary level qualification in property management or Level 4 Certificate in Residential Property Management with Real Estate Institute of New Zealand
Extensive working knowledge of Mediation, Tenancy Tribunal and Disputes Tribunal processes is essential
3 to 5 years of experience in managing staff including mentoring and coaching staff
Experience in managing a large portfolio of properties and tenancies in public/community or private sector
Extensive knowledge and understanding of the Residential Tenancies Act 1986 and other acts and regulations relevant to Property Management
Proficient in interpreting legislation and legislative changes and their impact on policies and procedures
Knowledge of leasing administration
Excellent interpersonal skills and ability to work with a wide range of people from diverse backgrounds, including proven ability to handle and manage difficult relationships with clients
Good knowledge and understanding of basics property maintenance and building/construction
Capable of working in a bicultural environment
Ideally, you will also have:
Project-management skills
IT savvy and familiar with Palace
Understanding of Housing First principles
All applicants must have New Zealand Residency, a full and clean driver's licence, and a clean police record.
