We are looking for a Senior Property Advisor ready to take the reins of our property portfolio and make a real impact on how we operate across New Zealand. As the Senior Advisor for the Electoral Commission's facilities, you will oversee everything from negotiating leases to coordinating property management for both our National and Regional Offices. You will also play a crucial role in sourcing the right spaces for Elections events, By-Elections, and Referenda. You will be our property expert working as part of the Procurement and Property team. This is a band 17 role, the salary band is $103,982-$115,536. Ko tau e whakarato ai | Key responsibilities You will: Manage the Commission's property portfolio and all related facilities to ensure smooth day-to-day operations. Identify the needs of groups and teams and coordinate facilities to meet these needs. Be the go-to person for all things property—negotiating leases, managing contracts, and organizing everything from maintenance to fit-outs. Find and secure suitable spaces for our activities during key electoral events, including General Elections and By-Elections. Keep a close eye on property market trends and help guide the Commission on how to navigate them. Ensure budgets are monitored, managed, and kept in check, while also advising on lease obligations and compliance with health and safety regulations. Monitor and advise the Commission on lease obligations as well as other essential compliance such as health and safety. You have excellent communication skills and the ability to form trusted relationships with stakeholders at all levels. Ko nga mea ka hiahiatia e koe kia angitu | What you'll need to succeed To be successful in this role you will have: A relevant tertiary qualification and/or equivalent experience. Strong planning and organizational skills. The ability to work with stakeholders, from property managers to landlords as well as internal staff. The ability to communicate and negotiate on all levels to influence suppliers, property managers, and landlords. An understanding of health, safety, and wellbeing, and other legal and compliance related to property and facilities management. Experience leading asset management activities that align with the delivery of strategic priorities and objectives. The ability to lead complex projects involving multiple stakeholders. Knowledge of sustainability practices and how to implement them within the context of short-term leases.
