We are redefining first-class property management services, and we are looking for a dynamic and experienced Property Manager to join our team! Our office is based in Te Aro, Wellington, and this role is full time, 8am to 5pm Monday to Friday, with some after-hours call outs and Saturdays during our peak season. As our new Property Manager, you will be managing a number of properties, which are owned by two main investors. You'll be part of a passionate team that celebrates success, and the office is a hub of activity with great people, plenty of laughter, and an excellent coffee machine to satisfy your caffeine cravings. Key Responsibilities: Drive the day-to-day management of our portfolio of properties. Take the lead role in maintenance scheduling for all tenants, including via our own in-house maintenance team and 3rd party providers. Lead our ongoing Healthy Homes project across the portfolio, ensuring it is run on budget and effectively managed and communicated. Initial contact point for potential and current clients – both via phone, email, and face to face. Administer the entry and exit of all clients into and out of their homes, including reference checking, contract signing, key handover, money receipting, and exit processing. Provide superior customer service during the clients' stay, including managing payments, contract changes, and general questions. Update the tenant database with all communications. Work closely with the leadership team on nurturing and growing our business. Oversee our relationship with service providers. To succeed in this role, you will have: Proven experience in property management – ideally 5+ years. Experience with property management software like Palace or Console. Proven administration skills, including strong Microsoft Office skills. Meticulous attention to detail. Proven organization and priority management skills – essential in this line of work. Resilience and ability to manage customer service issues. Sound computer and numeracy skills. Energy, enthusiasm, and a sense of humour, enjoying working in a team environment. A desire to work hard and develop your capabilities in this sector. Ability to collaborate and lead people. Experience in the residential property management sector is a must.
