Viaduct City Rentals is a boutique property management and apartment rental business specialising in apartments in Auckland's Viaduct Harbour and CBD. Due to growth in our portfolio, a rare opportunity has come up and we are seeking to employ an experienced and self-motivated Property Manager to join our team.In the role, you will be responsible for managing a portfolio of properties. This includes advertising & letting, regular property inspections, liaising with tenants, owners and tradespeople and general day to day management of the portfolio. Responsibilities of this role include (but are not limited to):Advertise/market properties and schedule/show property to prospective tenants.Canvasing, identifying and screening potential tenants for properties through reference and credit checks.Prepare, execute and manage tenancy agreements including the collection and receipt of advance rent and bond.Build and maintain strong relationships with open communication to landlords and tenantsArrange and conduct quarterly inspectionsHave a solid understanding of the latest tenancy laws and legislationGood understanding of compliance issues such as Healthy Homes legislation and smoke alarm requirements Creditor invoicing Other office administrative tasksWe are looking for a person who has:Excellent verbal and written communication skillsResidential Property Management experienceKnowledge of property management software system PALACEThe ability to work under pressure and take initiative Excellent organisational and time management skillsOur offices are located in the heart of the Viaduct and the remuneration is very competitive.
