We have projects in Wellington, Auckland, Manawatu, and the Bay of Plenty.The RoleWe are in the market for an outstanding Resident Services Manager to be the first point of contact for a high-end apartment complex in Wellington. In this role you'll engage with apartment owners, liaise with contractors and ensure common areas are well presented. This is a full-time position of Monday to Friday, with some additional hours required from time to time.Key TasksRegular and effective resident communicationsEnsure the presentation and appearance of the apartment complex is always of a high standardContractor liaison – key service, providing access, health and safety vettingBuild a culture of community within the apartment complexWork with the Facilities Manager for effective management and maintenance of building services and contractor managementReview contractor invoices for payment in line with budget and work requestedPrepare meeting reports and attend quarterly Body Corporate meetingsUnderstand and support the engagement with the Body Corporate Committee, Developer and LTMEnsure requirements of the management agreement between LTM and the Body Corporate are metRegular reporting to Facilities ManagerAttributes you'll need to demonstrateAn "extraordinaire" in customer serviceStrong work ethic and able to work autonomouslyStrong communications skills, written and verbalResilient and ability to drive resolutionsFormal qualification in property or event management would be an advantageExperienceProven success in a high performing customer service roleMinimum two years' in an administrative roleCompetent in Microsoft Word, Outlook and ExcelBuildings/Property experience would be good, but not a deal breakerProject and/or event management experience would be an advantageWhat you can expectPositive and supportive work cultureActive social clubOpportunity to developLife and income protection insurance after two yearsYour application will include the following questions:Do you hold any current certifications or qualifications?Please provide details of any relevant qualifications that you hold.Please provide your salary expectations:Do you have a current, valid New Zealand Driver's licence?
