Property Manager - The Terrace, ChristchurchFull timeThe Terrace is the heart of hospitality in Christchurch, with a superb selection of restaurants and bars, premium office buildings, and high-end retail outlets.
The position of Property Manager is unique and plays a key role in ensuring the success of the precinct by making sure the tenants are satisfied and effectively administrated, and the precinct is well maintained with all health and safety obligations met.Reporting to the Operations Manager, the successful applicant will support both the Operations Manager and Directors in the development and delivery of key objectives for The Terrace.The role:Tenant Coordination: Maintaining a tenancy tracking schedule, liaison with tenants, dealing with contractors, and assisting with coordination of fit-outs and maintenance.Commercial Property Management: Frequent site inspections, managing servicing, repairs, and maintenance of all tenancies, oversight and management of all commercial leases, rents, opex, managing expenditure budgets, handling complaints and concerns from tenants and the public, and managing H&S across the site in line with legislation.Administrative Support: Provide administrative support to the Operations Manager and Directors including calendar management and attending meetings.Relationship Management: Effective relationship management with all key stakeholders including tenants, contractors, and suppliers.Financial Management: Cross-checking all monthly account payments.Operations Management: Monthly financial and operations reporting, managing property access, and daily walk-arounds to monitor all common areas.The Person:High levels of attention to detail, with the ability and interest in working with financial figures.Advanced use of Excel spreadsheets and Xero.Results-driven with great time management and comfortable working to tight deadlines every month.Professional in your communications and appearance.Comfortable being on-call 24/7 for the odd emergency outside of business hours (approx.
