Property Manager & Business Development Manager

Property Manager & Business Development Manager Wolfbrook Property Management is a well-established Christchurch based property management company.
We are now looking for a property manager and business development manager, with this role being a dual role.
Duties will include, but will not be limited to:
Property Operations Management: Oversee the day-to-day operations of assigned properties, including maintenance, repairs, and renovations.
Develop and implement property management plans, budgets, and timelines.
Conduct regular property inspections to ensure compliance with safety standards, lease agreements, and maintenance requirements.
Address tenant concerns, complaints, and requests promptly and professionally.
Collaborate with contractors, vendors, and service providers to ensure quality services and cost-effective solutions.
Tenant Relations: Market and advertise available properties to attract prospective tenants.
Screen and select qualified tenants, ensuring compliance with leasing policies and regulations.
Manage lease agreements, including lease renewals, rent collections, and eviction processes, as necessary.
Foster positive relationships with tenants, addressing their needs, concerns, and inquiries in a timely manner.
Coordinate and enforce property rules, policies, and procedures.
Compliance and Management: Stay up to date with laws and regulations pertaining to property management.
Ensure properties comply with safety, health, and building codes.
Maintain accurate records, documents, and reports related to property operations and compliance.
Mitigate risks and liabilities by identifying and resolving potential issues proactively.
Handle insurance claims, property inspections, and maintain appropriate insurance coverage.
Business Development Management: Cold calling private listings.
Property Guruing investors.
Developing strategies for growth.
Networking.
Collaborating with Marketing on advertising material.
Conducting market research.
Onboarding new investors.
Calling existing investors to maintain and build relationships.
