Come and be a part of a team culture you can be proud of in a flexible working environment.As the Property Management Team Leader, you will be responsible for overseeing the property management team, ensuring they meet performance goals, adhere to compliance standards, and deliver exceptional service to landlords and tenants. This role involves managing team performance, driving business growth, and maintaining high standards of property management.Key Responsibilities:Team Management and Development:Lead and manage the property management team, conducting monthly one-on-one meetings to track performance.Lead weekly property management team meetings, discussing agendas, process improvements and performance metrics.Ensure team members complete day to day tasks such as rent reviews, lease renewals, and rent arrears management.Develop and maintain office systems, processes, and procedures.Organise and manage regular portfolio audits to ensure properties, landlords, and tenants are well cared for.Foster collaboration between the sales and property management teams.Manage staff training, including legislation updates, Ray White training, and industry upskilling.Oversee recruitment, onboarding, and retention of property management staff.Assist in sick leave and annual leave coverage where needed.Business Growth & Revenue:Develop and implement business plans and goals in collaboration with the Principal.Monitor new and lost managements, ensuring income and expenses are aligned with business objectives.Maintain and manage key financial metrics such as rent arrears, maintenance expenditure, and profitability.Client Feedback & Complaints Management:Handle complaints as per company policy and provide training to the team on complaint resolution.Support Property Managers through Tenancy Tribunal.Property Compliance and Processes:Ensure all properties meet compliance and legislation requirements.Project manage Healthy Homes Compliance.Monitor and update processes related to new managements and minimum standards for properties and landlords.Reporting & Insights:Review and share monthly reports with the team and Principal.Respond to monthly surveys and reporting requirements from Ray White corporate office.Software & Documentation Management:Ensure the correct use of property management software and document management systems.Monitor the use of correct templates and adherence to privacy legislation.Who we are looking for:We are looking for someone who is ready to hit the ground running, take charge and take initiative in moving our property management business to the next level, and beyond! This person will be someone with:Previous experience in property management.High levels of emotional intelligence.A proven ability to manage staff and handle conflict resolution.Advanced knowledge of property management legislation.Strong communication, organisation, and time management skills.Ability to establish rapport quickly and work effectively as part of a team.Level 4 Certificate in Residential Property Management preferred.If this sounds like you, we would love to hear from you!
