We are excited to offer a competitive salary and a supportive team environment where we prioritise and facilitate professional growth and development.About the roleThis role is part of the APL Property Division which includes Commercial, Body Corporate, and Facility Management teams and reports to the General Manager of Property. The hybrid nature of the role will require someone with experience in both commercial and body corporate property management and/or the commitment to upskill in one of the areas. Once you are fully operating in the position, you will hold a strong understanding of the Unit Titles Act and management of a portfolio of buildings and complexes that are built and subdivided under this legislation.These complexes include multi-storey apartment buildings, residential units, and commercial buildings. Some are used as permanent residences and others might be used for tourism accommodation. The role is not a property manager for individual units but you will often liaise with property managers.We are seeking someone with adept relationship management skills and a solid understanding of compliance, reporting, and contracts management.Key responsibilities of the role:Developing and maintaining strong relationships with our clientsBeing industry leading with your knowledge of the ADLS leaseManaging new leases, renewals, and reviewsLiaising with valuersWriting reports for clients and managementManage maintenance obligations and property improvementsArranging, setting agendas, attending, and sometimes chairing meetings for unit owners – either as committees or general meetingsSetting budgets for the complex alongside our facilities management teamResponding to unit owner queriesProviding disclosure statements to support unit owners when they sell their unitLiaising with other property professionals for annual insurance policy renewals, replacement insurance valuation updates, and insurance claimsApproval of monthly invoices for client accountsYou will not need to manage staff but will work closely with your teamYour skills and attributesTo suit this role you are the type of person that:gets a high level of satisfaction with items being done accurately, on time, and being in a dynamic environmentis confident in meeting with people and maintains positive business relationshipsenjoys responding quickly and clearly to clientsfocuses on details including numerical accuracy and understanding financial accounts and codingis very competent in their written and spoken communication in Englishenjoys working as part of a small team yet is very autonomous in your own work area and assumes full responsibility for your conduct and professionalismenjoys time flexibility that allows you to attend meetings that can occur in the early evening – there are regional differences in this aspectis confident in using and adapting to new technologyis currently an experienced user of Word and Excelis legally entitled to work in New ZealandIf you don't quite meet all of the above criteria but are confident that you would be successful in this role, we encourage you to apply and please highlight how you are suitable in your cover letter.Please note your cover letter is a key part of your application.For more information please phone the General Manager of Property for a confidential discussion on 044707612.Applications are due by Friday, November 29th at 5pm.Your application will include the following questions:Which of the following statements best describes your right to work in New Zealand?How many years' experience do you have as a Property Management Role?Do you have a current New Zealand driver's licence?To help fast track investigation, please include here any other relevant details that prompted you to report this job ad as fraudulent/misleading/discriminatory.
