About the role
This role is part of the APL Property Division which includes Commercial, Body Corporate, and Facility Management teams and reports to the General Manager of Property. The hybrid nature of the role will require someone with experience in both commercial and body corporate property management and/or the commitment to upskill in one of the areas. Once you are fully operating in the position, you will hold a strong understanding of the Unit Titles Act and management of a portfolio of buildings and complexes that are built and subdivided under this legislation.
These complexes include multi-storey apartment buildings, residential units, and commercial buildings. Some are used as permanent residences and others might be used for tourism accommodation. The role is not a property manager for individual units but you will often liaise with property managers.
We are seeking someone with adept relationship management skills and a solid understanding of compliance, reporting, and contracts management.
Key responsibilities of the role:
Developing and maintaining strong relationships with our clients
Being industry leading with your knowledge of the ADLS lease
Managing new leases, renewals, and reviews
Liaising with valuers
Writing reports for clients and management
Manage maintenance obligations and property improvements
Arranging, setting agendas, attending, and sometimes chairing meetings for unit owners – either as committees or general meetings
Setting budgets for the complex alongside our facilities management team
Responding to unit owner queries
Providing disclosure statements to support unit owners when they sell their unit
Liaising with other property professionals for annual insurance policy renewals, replacement insurance valuation updates, and insurance claims
Approval of monthly invoices for client accounts
You will not need to manage staff but will work closely with your team
