Over the life of the regeneration programme, they will redevelop approximately 2,550 social homes into a total of 10,500 new warm and dry social, affordable, and market homes.The positionThe purpose of this role is to strategically manage the assets in a 2,500-unit aging and new social housing portfolio in Auckland, ensuring the asset management plan aligns with long-term redevelopment and renewal goals and that the long-term cost of ownership of the portfolio is understood and managed responsibly.
This includes supporting the transition of the portfolio from legacy to new housing and addressing the unique challenges managing of an aging portfolio in the process of replacement.The role also provides asset management expertise for a rapidly expanding commercial property portfolio.Key responsibilities· Strategic and Tactical Planning: Lead the development of a strategic asset management plan that balances needs with long-term maintenance, removal and redevelopment plans combined with an expanding new build development programme.· Leadthe development and implementation of the continuous improvement initiatives for asset management and the levels of services· Asset Lifecycle Management: Oversee the asset lifecycle of properties, from condition assessments to disposal, ensuring optimal use of resources and alignment with redevelopment timelines.· Compliance: Ensure compliance with all levant legislation, standards and regulations.· Data Management: Manage and refine the asset management system for informed decision-making, ensuring up-to-date and accurate data on asset conditions, forecasts, and financial performance.· Capital Planning and Budgeting: Develop short- and long-term capital budgets that support ongoing maintenance and facilitate timely replacement or redevelopment, monitoring costs against forecasts.· Stakeholder Collaboration: Work with Development teams to align asset management activities with redevelopment milestones· Reporting and Analysis: Provide monthly reporting on asset metrics, including capital upgrade expenditure and condition grade, to the senior leadership.Essential skills and experience required:· In-depth knowledge of asset management, preferably in aged residential property portfolios undergoing phased redevelopment.· An excellent working knowledge of asset management best practice guidelines including ISO55001 and training and certifications relevant to Asset Management such as Apopo or IPWEA AM foundation courses or Asset Management Council's certification scheme.· Understanding of use of GIS for asset tracking and portfolio visualisation.· Strong understanding of compliance, including the Residential Tenancies Act, Building Act, and health/safety regulations specific to residential and commercial property.· Solid contract management skills with a focus on technical services.· Proficiency in data analysis and pattern recognition for informed decision-making.· Proven experience engaging with diverse groups, including Maori and Pasifika communities.Preferred:· A relevant tertiary qualification (Bachelors and/or Masters degree) in management, engineering, architecture, asset, facilities or property management.· 7+ years of experience in housing-related asset management.· Knowledge and appreciation of tikanga Maori
