He angitutanga | About the role The Principal Property Advisor supports the effective and efficient management of the Department's property portfolio ensuring that Te Papa Atawhai has quality environments as part of a well-managed and sustainable portfolio. This role allows the team to make informed decisions on a strategic level and to qualify property investments, negotiate commercial leases, manage property maintenance, projects and legislation property compliance whilst meeting business needs. In this role, you will enjoy looking after one of the most unique and diverse property portfolios in New Zealand, managing properties from beyond Cape Reinga to The Bluff and some remote islands. Our team look after all DOC's office type buildings, workshops, and residential houses. The key accountabilities are: Contribute to the strategic planning processes by identifying opportunities to achieve efficiencies and look for systems and continuous improvement opportunities. Provide advice and information to internal and external stakeholders to ensure the effective and efficient management of DOC's property portfolio. Develop, implement, and maintain policies, processes, and systems to ensure a consistent and effective approach to property management. Ensure the Department property portfolio meets legal and regulatory compliance. Effective management of leases across a portfolio of properties. Liaison with landlords, iwi and other critical stakeholders. Key relationship with internal groups who have responsibility for delivering projects across the asset base. Nga pukenga me nga wheako | Skills and experience You will be motivated to offer your service to providing greater conservation outcomes. You will have proven relationship management experience, along with a strong track record and experience negotiating and dealing with suppliers. In addition, you will bring: Relevant qualification or in-depth experience in property, business, asset management, valuation or related fields. Proven experience and achievement in corporate real estate, administration, and building management and maintenance systems and processes. Demonstrated strong customer and people centric focus. Awareness and understanding of relevant property legislation and regulations. Understanding and ability to implement risk identification, analysis, and management. Project management skills, with the ability to proactively manage projects from procurement through to completion. Proven ability to plan and organise work to meet timeframes, comfortable working with ambiguity. Demonstrated evidence of using initiative, anticipate and solve problems and an independent judgement to deal with critical tasks. Current full driving licence.
