This role is part of a recent change initiative aimed at fostering closer relationships with our customers and developing a more strategic approach to managing the Crown property across New Zealand.It's a unique opportunity to contribute to the responsible stewardship and sustainable use of Crown Land for the benefit of both current and future generations.The Built Structures team is a small group of property professionals within the larger Crown property group. The team is responsible for the management of all built structures within a large diverse portfolio.If you enjoy working collaboratively with a team of experienced and likeminded property professionals, then this role is for you.About you and your role: The Principal Commercial Advisor role will be responsible for providing commercial advice on leases across 3 business units within Crown Property. You will engage extensively with our legal team to develop and maintain model lease agreements that are fit for purpose.You will be responsible for creating the framework for property management providing processes, tools and guidance. Additionally, you will provide additional technical support for the senior property managers (known internally as Senior Customer Regulatory Specialists).This is a pivotal role to the operational delivery of the team focusing on maximising the return of the Crown estate. Essential to this role is demonstrated experience in providing highly technical commercial and development advice across a complex portfolio.He pukenga tou - Skills & Experience: To succeed in this role, you'll need to be commercially savvy and truly understand the property development lifecycle. You strive for innovation and best practice. You must have the following attributes:At least 12-15 years relevant experience as a commercial manager, development manager or property consultant.Ability to work across multiple teams and provide sound commercial advice on a large diverse portfolio.In-depth knowledge of New Zealand property laws, lease agreements, and compliance requirements.Ability to develop sound business rules, standardise processes and guidelines.Strategic mindset with an ability to identify growth opportunities and enhance value.Strong communication skills and the ability to relate cross functionally across the business.A common-sense practical mindset and strong decision-making abilities.Ability to manage multiple priorities under pressure with high integrity and professionalism.Excellent written and verbal communication skills, and the ability to undertake detailed financial analysis and scenario modelling.Sound understanding of the principles of the Treaty of Waitangi in relation to property.A valid unrestricted New Zealand Driver's License.Preferred but not essential: A tertiary qualification in property, business, law, commerce or related field such as engineering, architecture, building etc.This role is Wellington based and the expected appointing range for this role is between $140,000 - $155,000 per annum (full time).Nga mea e tukuna ana e tatau - What we offer our employees:Interesting work which impacts Aotearoa as we care for whenua, moana and arawai.Eye & ear care reimbursements.Annual Flu Vaccinations.Reduced Health Insurance Premiums.Diverse groups and networks.If eligible for paid parental leave, you will be entitled to a top up payment for the first 18 weeks of the 26 weeks.A minimum of four weeks and three days annual leave.Te Takinatanga - Our Story: Toitu Te Whenua plays a vital role in understanding, developing, and caring for New Zealand's whenua, moana and arawai (land, sea and waterways).
