Knox College and Salmond College Incorporated – North Dunedin, South IslandKnox College and Salmond College Incorporated operates as one organisation with two Colleges on one large site, each with its own different traditions. The organizational goal is to provide services to the student community consistently across the whole site to maximise level of service and economic efficiency. This means that the staff members of both Colleges are expected to work closely together to coordinate many aspects of their work, including building and grounds maintenance, and provide back-up in times of crisis or staff absence.PRIME FUNCTION:To support the Property Manager in the overall maintenance and care of buildings, furnishing, fittings, equipment, grounds and services of the property that is the Knox College and Salmond College campus. All maintenance is to be carried out efficiently and the buildings and grounds are to be kept to the standards required by the Knox College and Salmond College governing body.MAIN OBJECTIVESWork to promote and achieve the prime function;Maintain all facilities, furniture, fittings and equipment to a high standard;Carry out any repairs, replacements and maintenance as necessary;To assist in the delivery of quality accommodation and services to residents and Conference/Function attendees in all Knox/Salmond managed buildings.KEY TASKS AND RESPONSIBILITIESCarry out all general maintenance duties not requiring the attention of a specialised tradesperson. This includes general work in the following fields: electrical; plumbing; carpentry and painting.Assist with the Grounds staff as and when required.Ensure the efficient operation and maintenance of the heating boilers.Operate small to medium sized woodworking and metalworking machinery.Use any College-owned motor vehicle designated for the use of the Property team for the purposes of picking up materials and making deliveries. Such use must have the prior approval of the Property Manager, the Operations Manager, or the Head of the College as appropriate.Pass on any information necessary to the smooth running of the Colleges' maintenance schedule to the Property Manager in a timely manner.Ensure that all work is carried out in accordance with all relevant Health and Safety requirements, including use of safety equipment, as explained to the incumbent by the Property Manager. Any broken or obviously unsafe equipment must be reported to the Property Manager, the Operations Manager and/or the Head of the College as appropriate, as soon as possible.Attend and contribute to meetings as and when directed by the Property Manager, Operations Manager and/or the Heads of Colleges.In conjunction with the Property Manager, Operations Manager and the Heads of Colleges, contribute towards the production of a 5-year garden/grounds maintenance and development plan, updating annually as required.Provide a friendly, courteous and helpful approach to College residents, other staff members, College guests and conference attendees. Any problems with student behaviour should be reported to the relevant Head of College, the Operations Manager or the Property Manager as appropriate.Attend to emergency weekend and after-hours callouts, and provide temporary repairs to property owned and/or administered by Knox College and Salmond College Incorporated.Work as a high-performing team member at all times.Carry out any other like duties that the Maintenance Officer may, from time to time, be reasonably requested to perform.EXPECTED OUTCOMES:All buildings and grounds are operational and maintained to expected standards.Carry out all duties in a timely manner whilst ensuring that the duties are performed safely, efficiently and effectively.Health and Safety risks are identified quickly and acted upon.Carry out appropriate responses to emergency call-out situations.Work as a participative member of staff and contribute as a team member to the College environment and welfare of its residents.SKILLS AND EXPERIENCE:The position requires significant experience in building and related areas.An understanding of the Health and Safety challenges within the workplace and knowledge of New Zealand Health and Safety related legislation is desirable. An interest and awareness of the Health and Safety at Work Act 2015 is required.Strong organisational and time management skills.Good verbal and communication skills.PERSON SPECIFICATION:Desirable characteristics include high standards of honesty, reliability, adaptability, common sense, patience, problem solving ability, initiative, ability to remain calm under pressure, and a good sense of humour.The ability to work both independently and as part of a team. This includes flexibility to help others during peak periods.A willingness to undertake appropriate training.
