Maintenance Manager

Report to the General Manager for directions on maintenance requirements and room upgrades.
Complete general maintenance of rooms, common areas, and outdoor areas in the hostel.
Use the PropertyMe "Jobs" section to see the current maintenance requirements and follow the correct procedures for completing the jobs on PropertyMe. This ensures a track record and history of works completed in each room or common area.
Do a daily check on each boiler room and sign the sheet confirming no leaks or loud noises are present.
Any purchase requirements are to be put in an email and sent to the General Manager for review. This will either be ordered online for pickup, or any urgent purchases can be arranged.
Ensure any contractors that come onsite have already provided their H&S book or have signed one of ours.
Ensure contractors are using the sign in/out sheet for each building.
Assist with cleaning and moving furniture or heavy items around the property.
Provide your own tools for completing the jobs at hand. Some basic tools of AAL are available for use. All materials for jobs will be provided by AAL.
Stay up to date with all H&S requirements and assist with maintaining the Hazards Register at AAL.
Assist on other properties under the Knight Property Portfolio if availability is there. Must have approval from GM before going offsite to do work elsewhere.
Use of the company car is permitted during work hours along with a clean driving record and copy of current valid driver's license. Any fine or driving infringements incurred while the car is in your care are payable by you.
Hostel Manager Cover
Ensure the smooth running of the hostel by maintaining tenant requirements within reason, rents are paid on time and arrears followed up on after a tenant falls more than 1 week behind.
Strictly vetting any new prospective tenants, doing background checks if required and showing them through the property. This is a crucial skill in this position. Any outstanding debts found in the tenant checks over $2000 must be declined in the tenancy application.
Responding to phone calls and emails on a daily basis and at the end of each day doing a handover with the night manager about any details they may need to be aware of.
Respond to emails and phone enquiries for all other LGK properties and follow current procedure for tenant referrals to Beko.
Inspect tenant rooms before they depart to ensure they are clean, tidy, and damage-free. Charge applicable fees for arrears, unclean or damaged rooms.
Give the vacated rooms a final clean to ensure high cleanliness standards are provided for the new tenant.
Any maintenance issues found must be lodged on PropertyMe under the "Jobs" section to be then maintained by the Handyman.
Shopping requirements and purchases are to be added to the ToDo Lists under the relevant section.
Ensure all tenancy agreements are completed correctly and in full, scanned, and uploaded to the AAL OneDrive.
Maintain all tenant aspects of PropertyMe regarding tenant matters and processing rents.
Monitor the CCTV cameras when possible while in the Dossah office.
No work shall be done on public holidays unless by prior arrangement or there is an emergency.
Ensure the general cleanliness and upkeep of all common areas around the property.
While on duty as the Hostel Manager and no current admin or other duties needing your attention, you may direct your time into some maintenance jobs that are available.

Job Type: Full-time
Pay: $31.00 – $33.00 per hour
Expected hours: 30 – 45 per week

Kingsland, Auckland: Reliably commute or planning to relocate before starting work (Required)
