Ko wai tatou/ Job Overview We are seeking an experienced and strategic Group Property Manager to oversee the management of the Pukeroa Oruawhata Groups diverse property portfolio.
The successful candidate will be responsible for the overall operational, financial, and leasing management of the flagship properties, with a strong focus on strategic planning and tenant relations to ensure long-term success and growth.
Lease Management - Develop and implement leasing strategies to attract and retain high-quality tenants across the property portfolio.
Monitor market trends and adjust leasing strategies to maintain competitive advantage.
Financial Management - Prepare and manage annual budgets for the property portfolio, ensuring financial targets are met.
Monitor financial performance, including income, expenses, and profitability.
Operational Management - Support the facilities manager to oversee daily operations of the property portfolio, ensuring properties are clean, safe, and well-maintained.
Support the health and safety manager in ensuring compliance with health, safety, and regulatory requirements.
Centre Management - Manage and oversee the day-to-day operations of shopping centres within the portfolio.
Plan and execute marketing and promotional activities to increase foot traffic and sales.
Strategic Planning - Develop long-term strategies for property development and enhancement.
Identify and pursue opportunities for property acquisitions and expansions.
Conduct market research and feasibility studies to support strategic decisions.
Community and Stakeholder Engagement - Foster strong relationships with the local community and stakeholders.
Promote and integrate Maori values and culture into the properties' operations and events.
Tohu me te wheako/ Qualifications and Experience Our ideal candidate will have a Bachelor's degree in Business, Property Management, or a related field, with 7+ years of proven experience in commercial property management, with a focus on leasing and strategic planning.
You'll also have a strong understanding of retail market dynamics and tenant mix optimisation, with excellent negotiation, communication, and interpersonal skills.
You will have a good understanding of financial management having the ability to develop and manage budgets effectively.
You will also have familiarity with Maori culture and values, and a commitment to promoting them within the workplace.
